Ravara Homes are now available!


Ravara includes both market-rate homes and permanently attainable homes through a community land trust model. The homes are part of a planned community which is expected to include a small neighborhood grocery, restaurant, a coffee shop, office space, and other neighborhood amenities. When complete, this will be the largest community land trust development in the state!

Applications open Feb. 9 for the income-qualified homes at Ravara, which include studios, 1-bedrooms, and 2-bedrooms, priced between $176K-$287K. The income-qualified homes are available to buyers earning up to 120% of Area Median Income, which is about $94,000 for a household of two people. Background

The Scott Street Ravara mixed-use, mixed-income development is planned on a portion of the former White Pine Sash facility in the Northside neighborhood.

The project includes 89 home ownership units on a 3-acre Community Land Trust. An estimated 53 percent of the home ownership units will be income restricted for households earning 120 percent of Area Median Income and below. The adjacent 5 acres is master planned for up to 220 housing units and an estimated 30,000 square feet of commercial space.

This project is a partnership among the City of Missoula, Ravara Development, LLC, an affiliate of Goodworks Development, LLC, City of Missoula Affordable Housing Trust Fund, Front Step Community Land Trust, Neighborworks Montana, First Security Bank, Montana Board of Investments, and the Missoula Redevelopment Agency.

I’ve looked through the cleanup report for the area and am concerned about the topsoil and deeper soil being turned up and placed in piles very near my window. I’d like to know if anything may impact me (I am of a sensitive repertory group) from this soil or from the soil being loosened in the site that does not yet have a soil report.     This project is expected to create 89 new home ownership units.  Of those, 51% will be reserved for those making up to 120% of Area Median Income.  For a one-person household, that limit is currently $72,600 per year.  This is the first application of the Missoula Redevelopment Agency's workforce housing program.  That program gives us more tools to create housing that is attainable for more Missoulians, not just those at the very lowest income levels.  This project uses a variety of tools and a public-private partnership to make this housing possible.  You can learn more about this innovative project by watching the February 28 Housing, Redevelopment, and Community Programs Committee meeting or viewing the presentation slides.
