2300 River Road: Annexation and Zoning upon Annexation to LU-R1 Limited Urban Residential 1

PROJECT DESCRIPTION
The City of Missoula has received an annexation petition from WGM Group on behalf Michael Hughes and Megan Goldhahn-Hughes to annex 2300 River Road, legally described in Book 194 Micro Page 432,into the Missoula municipal boundary. The 0.47-acre property contains an existing single residence with the intention of connecting to City water and sewer services upon annexation.
The property is located in Annexation Area A, which means it generally meets the guidelines for annexation set out in Missoula’s Annexation Policy. The Our Missoula 2045 Land Use Plan designates this area with a Place Type of Limited Urban Residential, for which LU-R1 is acknowledged as a comparable zoning designation. City Council can approve, approve with conditions, or deny the annexation.
If annexed, the subject property will be included in the River Road Neighborhood and Council Ward 6.

PROJECT COMMENT DEADLINE
Public comment will be taken by City Council until the public hearing is closed. Comments can be submitted through Engage Missoula, via email to the Planner noted below, by mailing in a letter to the City of Missoula office at 435 Ryman Street, Missoula, MT 59802, or during the public meetings. Provide your comment by September 2, 2026, to be included in the staff report packet to City Council. Your comments may be considered by City Council in their decision to approve or deny this request.
